Partridge is making significant strides in the renovation of the luxurious Point Piper residence, famously featured on ‘Luxe Listings’. The property is still undergoing an extensive transformation following the change in ownership. The addition of a two storey wellness centre and infinity edge pool, refurbishment of the copper roof, and construction of a seaside grotto connecting the private marina to the house are among the major undertakings.
The curved arch over the stairs leading from the terrace to the wellness centre outbuilding floor is complete and will eventually support a planter.
The internal fitout and external copper cladding of the main house are progressing smoothly, with most large glass panels already installed. Partridge is collaborating with interior architects to finalise the designs for the cantilevered kitchen island and overhead rangehood.
Meanwhile, the seaside grotto excavation has reached its lowest point, and pier installation is imminent. The temporary shotcrete wall retains the weathered rock, while the future plans include a wrap-around timber deck, a jetty, a small kitchen, and a concrete spiral staircase within the grotto.
Recently, the final concrete element, the planter roof over the garage, was poured. This unique structure, featuring a slanted street entrance and a central skylight, will eventually house a garden with small shrubs and a large olive tree.
The garage roof structure presented significant engineering challenges, including the removal of existing load-bearing walls and columns to suit the new open plan garage layout. Additional concrete elements were installed to accommodate the new roof and to support the remaining existing structure. Precise calculations, careful propping, and installation of a new support beam were crucial steps in this process.
Depth limitations posed another challenge, as the roof design had to maximise soil depth for the planter while accommodating cast in drainage pipes. Constant communication between engineers, hydraulic engineers, and the builder, Beebo Constructions, ensured a seamless integration of these elements.
Adapting to changing site conditions, such as the slightly uneven existing structure, required flexibility and collaboration between our engineering team, the builder and the MHN Design Union team to develop practical, safe, and aesthetically pleasing solutions.
