Congratulations to Luigi Rosselli Architects, awarded a Commendation in the Residential Architecture – Multiple Housing category at the 2025 NSW Architecture Awards for Pointe, a recently completed residential development on Edgecliff Road. Partridge provided full structural engineering services for the project, which delivers a refined architectural response to a complex urban site.

The nine-storey building sits above a two-level basement and is constructed using a conventional reinforced concrete structure, with Ritek load-bearing walls providing vertical support. At ground level, the pool walls perform a dual function, also acting as a transfer structure for the apartments above.

One of the key engineering challenges was the presence of a train line beneath the site. To address acoustic isolation requirements while maintaining structural performance under gravity and lateral loads, Partridge worked closely with Getzner, specialists in vibration isolation, to develop a tailored solution that met both sets of demands.

A notable architectural feature is the series of exposed circular rebates in the slab soffits, which introduce a sculpted texture to the ceiling surfaces. These, along with the expressed concrete edge beams, required detailed coordination of formwork and reinforcement to resolve construction and detailing challenges.

The southern façade features the architect’s distinctive brise soleil system, also integrated throughout the ground level, contributing to the building’s passive solar performance and architectural identity.

This project demonstrates how considered structural solutions and close collaboration can support complex design intent, resulting in a building that balances innovation, durability, and finely resolved detail.
