Partridge’s Remedial team recently completed a major project at Ithaca, a multi-unit residential building in Elizabeth Bay, NSW. The works involved detailed investigation and rectification of building defects to restore the structure’s integrity and extend its service life.

Located in a coastal environment, Ithaca had suffered significant deterioration from chloride exposure, leading to concrete spalling and steel corrosion. Partridge was engaged to undertake a forensic investigation to assess the extent of damage and develop a targeted remediation strategy.

Our approach focused on halting corrosion and reinstating the building’s strength and durability. Works included concrete repair, corrosion mitigation, protective coating application, steel window refurbishment, and window replacement. All unsound concrete was removed to expose the steel reinforcement, which was cleaned and treated with a specialised anticorrosive coating before high-performance repair mortars were applied to rebuild the original profiles.

Partridge also acted as superintendent, managing the tender process, contractor selection, and construction oversight to ensure compliance with engineering specifications and Australian Standards. To safeguard against future deterioration, protective coatings were applied to repaired and adjacent surfaces, providing long-term resistance to the coastal environment.

The Ithaca project highlights the critical role of remedial engineering in preserving Sydney’s aging residential assets. Through technical expertise and diligent project management, Partridge delivered a durable, high-quality outcome that ensures Ithaca remains structurally sound for years to come.
