Remediation: Façade works, spalling repair and re-painting

Partridge provided structural engineering and project management services for remedial works to the eastern façade of a building within a heritage precinct. We carried out detailed inspections of the existing lintels and prepared a clear scope of works to remove spalled and deteriorated elements and complete façade repairs, including repainting.
As project manager, Partridge coordinated inspections, design documentation and on-site works from start to finish. We worked closely with the heritage architect to obtain approval for new louvres, ensuring the upgrades respected the building’s heritage character and met approval requirements.

Partridge also collaborated closely with Dapcor, who delivered the remedial construction works on site. As specialist remedial contractors, Dapcor carried out the façade repairs, including concrete and masonry repairs, corrosion treatment and reinstatement works in line with our engineering documentation. Their practical experience was particularly valuable given the live environment and the constraints of working within a heritage setting.

Another issue was the limited space for the scaffolding on the council sidewalk, which made the job more complicated. Once scaffolding was erected, additional deterioration to the building elements became visible. More lintels required replacement or repair than had been identified during the earlier rope access inspections, and the scope was adjusted accordingly. Corroded metal service pipes hidden behind the render were also uncovered. These were removed, the wall infilled with brickwork and re-rendered to create a durable finish and reduce the risk of future cracking or water ingress into the building envelope. The project was successfully delivered on time.

By responding quickly to site findings and maintaining close coordination between engineer, contractor and heritage consultant, the project achieved a robust and carefully considered outcome.
