At Beaumaris House, Partridge worked closely with Olaver for a highly considered residential project where concrete elements played a central architectural role. Our focus was on ensuring that these structural components not only performed as required but also aligned with the visual and spatial intentions of the design.

A key aspect of the project was the treatment of exposed concrete surfaces, which formed a prominent part of the home’s aesthetic. To preserve a clean finish and prevent unwanted surface cracking, particular attention was given to reinforcement detailing and construction joints. This approach helped to control shrinkage-related cracking, which can often appear in exposed concrete if not properly managed. Additionally, a timber look was achieved through the use of concrete formwork.

One of the challenges involved integrating recessed sliding door tracks directly into the concrete soffits. Rather than adjusting the slab profile with drops or thickened sections, we worked closely with the wider design team to incorporate these features within the standard slab depth. This allowed the clean lines of the architecture to be maintained without compromising structural integrity.

Another notable structural feature was the circular concrete swimming pool, designed with a glazed window offering a view into the basement cellar. This required detailed design to address the water pressure, the interaction between the concrete and glass, and long-term durability. The pool structure was engineered as a single system, balancing aesthetics with the functional demands of retaining water and resisting movement over time.

Beaumaris House reflects how thoughtful structural design can support and enhance architectural intent. At Partridge, our role is often in the background—making sure that what appears simple and elegant performs reliably over the life of the building.
